Does my old attic insulation need to come out?

B&T San Luis Spray Foam Insulation does insulation removal in San Luis, AZ, taking old attic insulation out when it's damaged, dirty or worn out. Getting it out helps your house hold its temperature and keeps whatever is in that old fill out of the air you breathe inside.

Most people call after they've been up in the attic and didn't like what they saw, or after a home inspector flagged it. The price depends on how big the attic is, how dirty the old fill is, how hard it is to get to and what goes back in afterward. The schedule depends on the same things, plus anything we find that makes us stop, like vermiculite. You get your own number once I've been up there and gone over what the attic needs.

How we handle insulation removal

First I go up and look, because what's in the attic decides everything else. If it looks like vermiculite, we stop, leave it alone and point you to a trained asbestos abatement company, because that's not a job for an insulation crew. Otherwise the crew protects the path from the hatch through the house. Wet, moldy or rodent-soiled insulation goes out in bags, not swept up or vacuumed, so none of it ends up floating through your rooms. With the floor clear, we deal with the gaps around can lights, pipes and the hatch and make sure the eave vents are open, because this is the easiest time to fix them. The safety checks get done before anybody seals your house up tight. For what goes back in, air sealing, which is closing those gaps first, plus blown-in fill, which is loose insulation blown through a hose, usually does the job. Foam costs more because it seals while it insulates, so I only recommend it when the ductwork runs through the attic.

Trouble in the attic doesn't always stay there. Rodents can come up from below, and nested-in crawl space insulation usually needs the same bag-out. When an old leak ran down inside a wall, or the walls are open for other work, wall insulation can go in while we have access.

Insulation removal in San Luis and who checks the work

The City of San Luis Building Safety division inspects buildings and construction sites to make sure the work meets local, state and federal law. Before work starts, we check with the building office in the city where the job is, and if you have questions about that city's rules, we'll point you to the right office. We're based in San Luis and work in Somerton, Yuma and the cities around them. The attics we see here look a lot alike, with packed-down fill, old leak stains and nesting along the eaves, and we run into the same things on jobs in Somerton and Yuma.

Old insulation has to go somewhere. When we do the job, the bags leave with us. If you're pulling it yourself, Yuma County runs the solid waste transfer stations and keeps a list of what they will and won't take, so check it before you load the truck.

Why call us for insulation removal

  • I look at your attic myself

I come out, go up in the attic and write the estimate myself. A crew lead runs the removal with the crew, and I check the attic at the end, so the person who wrote up the job is the one who signs off on it.

  • No removal you don't need

We've been in business since 2021. I'd rather talk you out of a removal than sell you one, so if your insulation can stay, I'll tell you that first.

  • Licensed, insured, honest about DIY

We're licensed and insured. Arizona's contractor licensing law lets owners work on their own home, themselves or with licensed contractors, when it's for their own use, but that exemption doesn't cover a house that's for sale or rent.

Frequently asked questions

How much does insulation removal cost in San Luis, AZ?

Across the US, professional attic insulation removal usually costs about $1 to $2 per square foot. Bigger attics cost more to clear, and insulation fouled by droppings or mold costs more per square foot than clean blown-in. When you compare quotes, ask each contractor to list waste hauling, air sealing and treating the attic floor as separate lines, because those items explain most of the difference between quotes.

When should old attic insulation be removed?

If you see water stains, rodent droppings, mold or large gaps in your attic insulation, plan on taking it out. If the fill is dry and clean and just thin, it can usually stay and be topped up.

What should I do if my attic has vermiculite insulation?

Leave it alone. The EPA says disturbing vermiculite can release asbestos fibers that are harmful to breathe, and if you decide to remove it, the EPA advises hiring a trained, accredited asbestos abatement contractor that is separate from the company that assessed it. Vermiculite looks like small pebbles poured between the joists, usually gray-brown or silver-gold.

Do I need to test vermiculite insulation for asbestos?

No. The EPA says you can take precautions without testing, because most vermiculite sold in the US through 1990 came from one mine whose ore was contaminated with asbestos. The EPA also notes that a professional attic test can be expensive and may give wrong results, so the age of the house matters more than a lab report.

What is the best way to clean up rodent droppings in attic insulation?

Put the soiled insulation in plastic bags and don't sweep or vacuum it. The CDC gives that advice because rodent diseases spread mainly through the air, and sweeping or vacuuming can stir up virus particles that you then breathe in. That's why our crew bags it.

How do I get my attic ready for insulation removal?

Before we come, clear out the boxes, junk and anything else stored up there, because the less there is to move, the fewer hours it takes to get the space ready. Leave the insulation where it is, and keep the path to the hatch clear.

  • Crawl space insulation

Damp or nested-in crawl space insulation can bring back cold floors and smells after the attic's clean, so it's worth checking under the floor too.

  • Wall insulation

Walls left empty or soaked by an old leak keep rooms drafty no matter what's in the attic, and they're easiest to fill while other work has them open.
