Request an estimateDo I need my attic air sealed before I add insulation?
Attic air sealing in San Luis, AZ closes the gaps between your rooms and the attic, around light fixtures, wiring, pipes and flues, so the air you paid to cool stays in the house. Done right, it saves energy, lowers the power bill and helps keep moisture problems out of the attic.
If the upstairs bedrooms run hot or the power bill keeps climbing, most people call asking for more insulation, and sometimes that's right. But if air is leaking through the ceiling, it slides past whatever is piled on top, and I'd rather fix the leak than sell you a deeper pile. At B&T San Luis Spray Foam Insulation we're based in San Luis and work in Somerton, Yuma and the cities around them. The price moves with how many openings your attic floor has, how much room there is to crawl and whether soaked or dirty old insulation has to come out first through insulation removal, and the schedule mostly turns on any roof or moisture repairs that need doing before we start. The estimate shows which of those your house has.
How our crew handles attic air sealing
I go up first and look for trouble, because sealing over a problem just hides it. Any roof leak or moisture I find goes on a list for you to fix before the sealing starts. Then our crew lead and crew work across the attic floor, closing the gaps around lights, wires, pipes and flues with sealant or foam and blocking the bigger holes, since loose insulation won't stop air. We keep the eave vents clear while we're up there, because an attic that can't breathe holds moisture in the framing.
With the gaps closed, most attics just need loose fill topped up, as thick at the edges as in the middle, and in older houses that's often part of our retrofit insulation work. Spray foam insulation seals and insulates in one pass, but it costs more, so I usually only recommend it when your ductwork lives up in the attic.
Attic air sealing in San Luis and who oversees the work
In San Luis, the city's Building Safety division inspects buildings and construction sites to make sure the work meets local, state and federal law. Before any job starts, we check with the building office in the city where the house is, and if you have questions about that city's rules, we'll point you to the right office.
In summer, the leaks that bother people most are in the ceiling drywall around flue pipes and chimneys, where hot, dusty attic air comes straight down into the house and costs you on the bill and in comfort. Can lights and the attic hatch are the other usual suspects, and we find the same leaks on jobs in Somerton and Yuma, so we check every one before anything else goes in.
Why call us for attic air sealing
The owner sees your attic twice
I come out to look at the job and write the estimate, then a crew lead runs the install and I check the work at the end. You deal with the same person from the first look to the last.
Steps done in order since 2021
I came back to this trade after years away and started this business in 2021, and coming back made me strict about doing each step in the right order. On an attic, that means repairs and safety checks before sealing, and sealing before insulation.
Licensed and insured for attic work
We're licensed and insured. Arizona law only lets someone without a contractor license take casual or minor work under $1,000 total, and not when the job needs a local building permit, so it's fair to ask anyone who bids on your attic.
A straight answer on what you need
If your attic only needs a few gaps sealed and a top-up, that's what I'll write up. I'd rather talk you out of work you don't need than sell it to you.

Frequently asked questions
How much does attic air sealing cost in San Luis, AZ?
The cost of attic air sealing comes down to how many gaps your attic floor has, how easy they are to reach and what has to happen before we start. Old insulation that's soaked or full of droppings adds removal, and lots of can lights or a tight crawl adds time, so I only give you a figure after I've been up there. Call (928) 550-6036 and I'll come take a look.
Can I just add more insulation instead of air sealing my attic?
No, more insulation won't stand in for air sealing, because fiberglass and other fibrous insulation isn't an air barrier and air moves right through it. Guidance for existing vented attics puts sealing the attic floor openings first, so if you're planning to add insulation, plan the sealing as step one.
What safety checks happen before attic air sealing?
If a gas furnace or water heater in your house vents on its own draft, a combustion safety test comes first to check that exhaust isn't backdrafting or spilling into the house, and any problem gets fixed before the attic work goes ahead. Around flue shafts, the air barrier should be a heat-resistant material such as sheet metal to protect against fire. Sealing a house tighter changes how those appliances draw air, which is why I won't skip this.
What happens if my attic has vermiculite or old knob and tube wiring?
Attic work stops if the old insulation is vermiculite, a light brown, pebbly fill, because it may contain asbestos. Knob and tube wiring that's still live has to be replaced or properly boxed before insulation goes over it, so I flag both when I look at the attic.
What is the best way to seal an attic hatch or pull-down stairs?
The best way is to insulate the hatch or stair door with rigid foam and fit it with a gasket instead of caulk, so it seals fully every time you close it. Caulk would just glue it shut, and the hatch is one of the leaks people forget.
How do I know if my attic air sealing worked?
You can ask about a blower door test, part of a whole-house energy test, which may help show whether the duct and flue openings to the attic got sealed. Day to day, people usually notice less dust around ceiling fixtures and upstairs rooms that hold their temperature better.
Other work that often goes with air sealing
Retrofit insulation
Older houses often have thin, patchy insulation, and a retrofit adds what's missing to the attic or walls without tearing out finished surfaces.
Spray foam insulation
When your ducts run through the attic, foam sprayed under the roof deck can seal and insulate in one pass and keep that equipment out of the worst heat.
