Does my attic need more insulation?

Attic insulation in San Luis means adding insulation over your ceilings, usually along with sealing the air leaks up there, so less summer heat comes down into your rooms and your air conditioner doesn't have to run as hard to keep up.

It usually shows up as bedrooms or the room over the garage getting hot by midafternoon while the AC runs nonstop and the power bill keeps climbing. Go up the hatch and you'll often find a few inches of old insulation, settled thin, with gaps around the lights and pipes where hot attic air leaks right down into the house. The price moves with the size of the attic, how much insulation is already up there, whether the old material needs insulation removal first, and how much sealing and repair it needs. The schedule turns on those same things, plus how easy your attic is to get into. The estimate is done in person, and we go over what your attic needs before writing it up.

How we do attic insulation, in order

We start by looking at how the attic is laid out and what shape it's in, because damp insulation, moldy framing, a vent blowing moist air into the attic or little to no venting all get fixed before anything new goes in. Houses built before 1930 can have knob and tube wiring, the old cloth-wrapped kind, and that gets dealt with first too, since it can be a fire hazard when insulation touches it. Then comes air sealing, which means closing the gaps around can lights, pipes and the hatch. After that the insulation goes down with the eave vents kept clear and the edges covered as well as the middle, which is where a lot of attics come up short. Foam costs more and seals air while it insulates, but sealing the gaps and topping up with loose fill usually wins unless your ductwork runs through the attic.

When the layout says loose fill is the right call, our blown-in insulation work is how it goes in, blown through a hose. If the attic is only part of why the house runs hot, and the walls or the garage room are letting heat in too, our home insulation service looks at the rest of the house.

What San Luis heat and permits mean for attic insulation

In San Luis, the building code is run by the city's Building Safety Division, and whether your attic job needs a permit is their call, not something I'll guess at. Before work starts we check with the building office in the city where the job is, and if a permit is needed we pull it and set up the inspections. If you have questions about the city's rules, we'll point you to the right office.

Heat is the bigger story here. The city's code plans homes around a 109-degree summer design temperature, the hot-day figure houses are built for, and the attic above your ceiling gets a lot hotter than that by afternoon. Energy guides call radiant barrier, a rolled foil that reflects heat, especially useful in hot, sunny climates, so it's worth asking about if your roof takes full sun all day. Most houses we get into are single-story with low attics and the AC ducts running through them, and we see the same setup on jobs in Somerton and Yuma.

Why call us for attic insulation

  • The owner writes your estimate

I come out, go up in the attic and go over what it needs with you before I write anything up. A crew lead runs the install with the crew, and I check the work at the end, so the person who looked at your attic is the one who signs off on it.

  • Straight talk since 2021

I came back to this trade and started the business here in San Luis in 2021, and I'd rather talk you out of work you don't need than sell it to you. If sealing and a top-up will fix your hot room, that's what I'll tell you.

  • Ask every bidder for a license

We're licensed and insured. Arizona lets unlicensed workers take only casual or minor jobs under $1,000 total with no building permit required, so on a bigger attic job, ask every bidder for proof of a contractor license.

Frequently asked questions

How much does attic insulation cost in San Luis?

Across the US, attic insulation usually costs about $1,500 to $3,000 per job, and that's the national going rate, not our price. Pulling out old insulation and then reinsulating costs more per square foot than adding on top, and repairs, heavy sealing or a tight attic add to it too. Your estimate gives you the number for your attic, and every job is backed by our satisfaction guarantee.

Is there an Arizona rebate for attic insulation?

Yes, Efficiency Arizona's stated terms cover a percentage of total project cost based on income level, up to $1,600 for insulation, air sealing and ventilation. Check the Efficiency Arizona site for the current details before you count on it.

Should I seal air leaks before insulating my attic?

Yes, finish the air sealing first and insulate after it. New insulation over open gaps just ends up fighting a draft. You can ask for both in one quote with the sealing scheduled first, and that's how we lay out the job.

Is blown-in or batts better for my attic?

In most existing attics blown-in is the better fit, because loose fill gets in around joists, wiring and framing at about the same cost per square foot. Batts can work well in an open, unfinished attic with standard joist spacing, so the layout decides it.

How long does attic insulation take?

A professional crew usually needs about 6 to 8 hours for an average attic. A job that includes pulling out old insulation or a lot of air sealing can take two days.

What should I check in my attic before I call an insulation contractor?

Note roughly how big the attic is, how old the house is, where the hatch is and how many inches of insulation are already up there. Mention any damp spots or old wiring, and if you see gray, pea-size flakes, leave them alone, because that may be vermiculite, which can contain asbestos and has to be lab tested before anyone disturbs it. If the attic is hard to get into or tight to work in, tell us early.

  • Blown-in insulation

If your attic has wiring, odd joist spacing or a thin, settled layer up there now, loose fill blown in can cover it evenly without tearing anything out.

  • Home insulation

When a back bedroom stays hot even after the attic is done, the walls, floors or garage room may be letting heat in, and it's worth checking the whole house.
